COMMERCIAL SURVEYS
We provide survey reports on commercial property for both financial institutions and private clients. Landlords and Tenants when signing leases on commercial buildings will require a survey on the property, as in many cases the condition of the building serves as part of the lease document.
The two most common types of survey are detailed below.
A Schedule of Condition Report documents the existing condition of a building either prior to a proposed purchase, or before tenants sign a lease and take occupancy. The report comprehensively details the condition of the building and has regard to future maintenance liabilities.
A Schedule of Dilapidation Report is commonly undertaken at the expiry of a lease for the client landlord. The report may be used in conjunction with a dilapidations claim. The original signed lease is examined and the report will provide information on the condition of the property; work required to return the premises to their original condition at the commencement of the lease and any estimates for the required works.
